Atmosphere for your guests, flow for your team
A successful restaurant or café needs two things to work at the same time: a dining space that people want to come back to, and a back of house that lets your team cook and serve quickly, safely and hygienically.
Malmö Interiors manages the whole fit-out: concept design, landlord and mall approvals, Dubai Municipality food safety requirements, Civil Defence fire and life safety, DEWA, MEP coordination, kitchen extraction, joinery, finishes and final inspections.
With one contract and one project manager, you are not stuck chasing separate designers, MEP contractors and joiners. Fast-track programmes are available when your opening date is fixed.

Cafés & coffee shops
Efficient service counters, welcoming seating and strong branding for neighbourhood cafés and specialty coffee.
Cloud & central kitchens
Delivery-focused kitchens planned for workflow, hygiene and fast inspections.
Bakeries & dessert shops
Display counters, production areas and customer spaces that show off your product.

Updating an existing outlet, often in phases or overnight to keep trading disruption low.
From first visit to handover
F&B projects involve more parties and more inspections than most fit-outs. A clear process keeps everyone aligned and your opening date protected.
Vision & site visit
We meet on site, look at the space, listen to how you want to use it and give practical advice from day one.
Itemised quote
You get a transparent, line-by-line cost based on real measurements and quantities, not a vague lump sum.
NOCs & approvals
We prepare and submit the community, landlord and authority paperwork, and arrange permits and site passes.
Design & sign-off
Mood boards, 2D layouts and 3D renders, with every selection documented and approved before work starts.
Samples & shop drawings
Materials, finishes and joinery details are sampled and drawn up for your approval before fabrication.
Build & install
Our own project managers and technicians run the site, with joinery made off-site to keep the programme tight.
Handover
Quality checks, testing, snagging and a walk-through with you before we hand over the keys.
6-month support
A six-month snagging period after completion. If something needs attention, we come back and fix it.
One accountable team for a complex build
Restaurant fit-outs fail when design, MEP and kitchen equipment are planned in isolation. We coordinate them from the first layout, so drainage, extraction, power and gas are in the right places before walls go up.
Our multi-disciplinary team can absorb late changes to menus, equipment or branding without stopping the site, and we are honest with you about what any change does to cost and programme.
Restaurant fit-out questions
How much does a restaurant fit-out cost in Dubai?
Cost depends on the size of the unit, whether it is shell-and-core or a previous restaurant, the kitchen and extraction requirements and the finish level. We give you an itemised quote after a site visit and design brief. Our restaurant fit-out guide explains the main cost drivers.
How long does a restaurant fit-out take?
Timelines depend on size, approvals and the condition of the unit. Smaller cafés can move faster, while full restaurants with new kitchens and extraction take longer. Authority approvals often take as long as the build, so we start them early and give you a full schedule with the quote.
Which approvals does a restaurant need in Dubai?
Typically landlord or mall approval, Dubai Municipality food safety requirements, Civil Defence fire and life safety approval and DEWA. Free zone locations may need approval from authorities such as Trakhees. We prepare drawings and coordinate submissions and inspections for you.
Can you work with our kitchen equipment supplier?
Yes. We coordinate with your chosen kitchen consultant or equipment supplier so that drainage, power, gas, extraction and fire suppression are installed to match their layout.
Can you fit out a unit that was previously a restaurant?
Yes. Second-generation units can save time and money if the existing services are usable. We inspect what is there and tell you honestly what can be reused and what must be replaced.
Do you offer fast-track fit-outs?
Yes. When your opening date is fixed, we can run design, approvals and off-site joinery fabrication in parallel to shorten the programme.
